Reference is made to the earlier announcements dated 23 December 2025, 12 February 2026, 27 February 2026, 20 May 2026, 23 June 2026 and 10 August 2026 in relation to the Proposed Acquisition.

On behalf of the Board, TA Securities wishes to announce that the Company and the Vendor had on 7 September 2026 entered into a second supplemental agreement to the SSA ("Second Supplemental Agreement") to further amend and supplement certain terms of the SSA.

On even date, the Company and SPPH had also executed a power of attorney cum assignment in relation to the Subject Property ("POA"), pursuant to the condition precedent inserted under the supplemental agreement dated 20 May 2026.
