Unless otherwise stated, all abbreviations and definitions used herein shall have the same meaning as those used in the circular to the IOIPG Shareholders dated 15 September 2026.

The last date and time for acceptance and payment as well as the listing date above are tentative and may change. IOIPG REIT will announce the timetable for the Listing in due course.

The Restricted Offering is non-renounceable and non-tradeable and to be offered solely based on the prospectus to be issued by IOIPG REIT ("Prospectus").

The Prospectus will be made available electronically, while the Notice of Provisional Offer and Offer Acceptance Form (collectively, with the Prospectus, "Documents") will be despatched to the Entitled IOIPG Shareholders at their addresses in Malaysia as per the Record of Depositors of IOIPG or at their addresses in Malaysia as provided by them by 5.00 pm on 30 October 2026 to Bursa Depository.

The Entitled IOIPG Shareholders may only exercise their rights in respect of the Restricted Offering to the extent lawful, and may fully or partially subscribe for their entitlement to the Restricted Offer Units by paying the full Retail Price stated in the Documents.

If the Entitled IOIPG Shareholders choose not to fully or partially subscribe for their entitlements to the Restricted Offer Units, they will not receive any cash for their entitlements under the Restricted Offering. Any Excess Restricted Offer Units will be made available to other Entitled IOIPG Shareholders who have applied for the Excess Restricted Offer Units Applications.

The Documents are not intended to be (and will not be) issued to comply with the laws of any jurisdictions other than Malaysia, and have not been and will not be lodged, registered or approved pursuant to or under any applicable securities legislation, or with or by any regulatory authorities or other relevant bodies, of any jurisdictions other than Malaysia. No action has been or will be taken to ensure that the Restricted Offering and the Documents comply with the laws or any countries or jurisdiction other than Malaysia.
